Today’s laminate choices are far superior than previous years.  Today’s advanced digital printers are high-clarity which means brands like Polytec can offer products that copycat engineered stone and natural timber finishes. Some simulated textures are very realistic and offer substantial cost reductions from the real thing.

A large range of colours and prints are available in matt, textured, semi-gloss, gloss and super gloss. Kitchen materials may be subtle or dramatically contrasted in colour to suit your taste. New “non-smudge” cabinet finishes and concrete-look benchtop finishes are gaining in popularity.

Doors may have handles or may be “push to open” utilising push catches. Doors may also have soft closing hinges and drawer runners. Q.1: What kind of contract will you be asking me to sign?

Kirribilli Homes use HIA contracts. HIA stands for “Housing Industry Australia.”
The HIA contract is generally respected as striking the equitable balance between provider and consumer, whereas contracts contrived by kitchen companies often hold legal clauses that are more weighed towards benefitting the kitchen company rather than the client.

Q.2: Do you provide Home Warranty Insurance for all contracts over $20,000?

Yes. It is the law to provide Home Warranty Insurance (which is backed by the Australian Government) on all kitchen renovations over $20,000 and this protects you as a client of ours.Some kitchen installers try hard to keep their quotes under $20,000 or split their contracts to avoid paying for the insurance that protects you as a client. In many cases some pricing is omitted, prices are “subject to,” or the small print allows for obvious variations prices after the contract agreement is signed.

Q.3: Are the tradespeople included within one contract for my new kitchen?

Yes. Kirribilli Homes have all the tradespeople required to provide you with an expedient installation so tradespersons costs are not left out from the contract agreement. This includes such workers as plumbers, electricians, stonemasons, cabinet installers, Gyprockers, painters, tilers, splashback installers, etc.

Some kitchen companies ask you to pay some or all of the tradespeople directly. Others provide estimates only for tradespersons involved in your renovation.

The Kirribilli Homes “one contract system” benefits you. It provides you with:

  1. One single payment source.
  2. Greater control, as it gives Kirribilli Homes greater ability to project manage all tradespersons.

Q.4: Do you have a current builder’s license?

Yes. Kirribilli Homes is a licensed building company. Our license no is 238395C. You can check the status of any building company or kitchen company license with the Department of Fair Trading online. Always check if the license is current.

Q.5: Can you assist me in areas of building work outside “normal” kitchen renovation scope of work?

Yes. As licensed builders we are more than equipped to handle areas normally considered outside standard kitchen renovation scope of works. Our project proposal will include all that is necessary bringing it within your scope of works specific to your particular installation as required.

These may include repairs to existing windows, installation of new sills, cornices and trims, dealing with roofing issues and water penetration, re-sheeting of Gyprock ceiling, stripping of old floor tiles, installation of new floor waste as required and so on.

Q.6: Since you are a building company, can you assist me with other work I need done on my property?

Yes. Kirribilli Homes is an established licensed building company who is a renovation specialist.

Providing quality kitchen renovations is one of our key services. We also provide al fresco (outdoor) kitchens, bathroom renovations, full home renovations, fix water penetration issues, install cinema and baby rooms and provide detailed structural renovations.

Q.7: Are you able to collaborate with other professionals?

We often collaborate with other professionals such as interior designers, structural engineers and landscapers.

Q.8: Are you a member of HIA?

Yes. Our HIA Membership #573044. We regularly attend HIA training.

Q.9: Do you have single loyalties to suppliers?

No. Once we outwork our “unique needs analysis” (UNA) with you, we can then understand what design concepts are to be incorporated into your new kitchen, this then signposts which materials make up your beautiful new kitchen and which suppliers to source from. We have quite a large supplier network as a result.

Q.10: What is your warranty on cabinetry?

That all depends. Kirribilli Homes focus on individual needs and lifestyle. We specialise in custom made kitchens in many styles that include modern, classic, timber, provincial, traditional, contemporary and country. As such Kirribilli Homes source cabinetry from a variety of sources. It’s all about budget, quality and the desired end result.

We have clients with different budgets. Some renovate for the rental market (tenants,) others renovate for profit (ie: “flip” properties,) and others renovate for their own homes with longer-term visions.

Our approach is tailored for the individual client, so to answer the question, warranties on our cabinetry varies with the product quality and price. So warranties on cabinetry varies. It may be 2 years, 6 years, 10 years or a lifetime warranty for owner-occupiers. It all depends on which supplier we source your cabinetry from.
